Facts

Why pavement maintenance matters.

What New England weather does to asphalt — and how to stay ahead of it.

New England's weather is some of the toughest in the country on asphalt. Freezing winters, hot summers, heavy rain, snow, ice, and road salt all work together to break down pavement over time. Routine pavement maintenance protects your investment and helps you avoid costly repairs.

Why maintain your asphalt?

  • Freeze-thaw cycles cause cracks. Water seeps into small cracks, freezes, expands, and creates larger cracks and potholes.
  • Sealcoating protects against the elements. It creates a protective barrier against UV rays, rain, snow, salt, oil, and fuel, helping extend the life of your pavement.
  • Crack filling prevents expensive damage. Sealing cracks before winter keeps water out and reduces the chance of potholes and base failure.
  • Regular maintenance saves money. Preventative maintenance costs far less than replacing an entire driveway or parking lot.
  • Improves curb appeal. A freshly maintained asphalt surface gives your home or business a clean, professional appearance.
  • Increases safety. Smooth pavement reduces trip hazards, potholes, and vehicle damage.
  • Extends pavement life. With proper maintenance, asphalt can last 20–30 years or more before needing replacement.
  • Protects your investment. Your driveway or parking lot is a valuable asset, and routine maintenance helps preserve its value.

FAQ

Common questions

What is seal coating?

Seal coating is a layer of protection against the elements as well as oil and gasoline. It enhances the look of your driveway or parking lot and prolongs the life of the asphalt.

How often should I seal my driveway or parking lot?

We recommend sealing your driveway or parking lot every other year.

Do you apply the sealer with a squeegee or a spray unit?

We do about 90% of our jobs with the spray unit — it gives a heavier coat of sealer with no squeegee marks. We will, however, do driveways by squeegee if you request it.

How long should I stay off my driveway after the sealer is applied?

We suggest waiting 24 hours before driving on it. You can walk on it once the driveway gives off a flat finish.

Does Roy's Asphalt Seal Coating offer a guarantee?

Yes. If you are not satisfied with the job, we will do what is necessary to make you happy.

How much will it cost to seal my driveway?

The cost varies. We charge by the square foot and will give you a very competitive price. Just call the office or fill out the Request an Estimate form, and we'll come out and give you a quote.

Why stripe your parking lot?

Striping helps meet local, state, and federal requirements — including ADA-compliant accessible parking — so you avoid fines and keep your property accessible. It also improves the efficiency, safety, and appearance of your lot and presents a solid, professional image.

Do you offer a discount?

Yes — we offer discounts for neighborhoods and churches. Give us a call to find out more.
